I’m a day late with posting the average sold prices for February in Caledon, Orangeville, Shelburne and Dufferin County including the areas of Mono, Mulmur, Amaranth and Melanchton. Statistical Data has been gathered from the Toronto Real Estate Board.
February has been a crazy month and we are seeing higher than average sold prices over-all in the areas mentioned above. I myself was involved in 3 multiple offers this past week. Each time there were 4 offers on the table.
Caledon saw 19 properties sell in the month of February, 1 less than January. The average sale price was $550,726.00, up approximately .97 % over the previous month. It took an average of 33 days on the market to sell the properties and list to sold price averaged 98.05%.
40 homes sold in Orangeville this month compared to 30 homes sold in the month of January. The average sale price was $313,773.00, approximately $25,000.00 more than the month of January. Average days on the market was 39 compared to 20 in the month of January and list to sold price averaged 97.25%. Although homes were taking a little longer to sell in February, the return has been greater and some might say a “Sellers Market”.
Shelburne saw 8 property sales with an average sale price of $229,125.00. Again the average sale price has risen. Average days on the market in Shelburne was 67 compared to 43 in the month of January and list to sold price averaged 97.75% almost 2% higher than the month of January.
Dufferin County saw 17 properties sell in February with an average sale price of $343,924.00, down over the month of January. The average days on the market in Dufferin County was 17 and list to sold price averaged 93.65%.
