Are you a first time home buyer? Buying your first home is one of the biggest decisions you will ever make. Working with a realtor you trust is essential. Don’t be afraid to interview realtors and work with someone you are comfortable with. You will be spending a lot of time together.

 

The whole buying process can be somewhat intimidating and even a little scary. As your Realtor, it is my job to help you through the process from beginning to end. There are so many things to consider when buying your first home and by discussing them at the beginning of the process with a professional, there shouldn’t be any unwanted surprises. Asking questions is key to your success. Remember....no question is dumb.

If you’ve never looked into purchasing a home before, you might not know how to go about getting the financing you need to purchase your first home.  I will give you a list of people you can contact for a mortgage. You don’t have to get your money from your own bank. There are many options available.

 

2.  How Much Can I Really Afford?

 

How much can I really afford? Sometimes a bank or a lender will tell you that you can afford alot more than you might want to spend. This is something we need to discuss. What your comfort level is and what you can afford might not be the same. Being mortgage poor is not fun. I will help you figure out exactly what your month to month spending will be.  This mortgage calculator will give you a rough idea of what your mortgage will be based on your circumstances.

 

3.  How Much Cash Do I Need Up Front?

 

What sort of cash do I need up front? There are many costs when buying a home. You will need a down payment, legal fees and Land Transfer Tax. You should also have enough cash on hand to pay your utility costs for a couple of months. You need to be able to prove to the lenders that you are a good financial risk. We can discuss what banks/lenders are looking for.
