2. Condition of Property
Have you ever heard of the term “how does the property show?” On a scale from 1-10 (1 being the poorest and 10 being the best) how would you rate your property? Does your home show like a model home or is it tired and worn out? Most buyers are looking for homes that show great and are in “move in condition”.
While selling your home, you must think like a buyer. If you were a prospective buyer and walked into your home, would you buy it in the condition it is in? If your home shows poorly and a buyer can find a home that shows a 7-10 in a similar price range, they will buy it first.
3. Location of Property
Where is your home located? Are you located in a desirable area or an area that people might shy away from? Homes on busy streets, near industrial centres, backing onto railroad tracks or with messy neighbours might take longer to sell than homes in more desirable areas.
If your home is located in a poor area and you have listed your home for the same price of other homes similar to yours in better locations, your home might not sell. Homes in poor locations/neighborhoods need to be priced less than homes in more desirable areas.
